Notice of Sale:
Vanderburgh County requires a notice specific to our county. Due to personnel constraints, we
must insist that this form be used. We do not hold the sales in the Sheriff's Office and we do
not fill in the blanks for you. The township MUST be included and the common street address
MUST be included. If you are a new firm with us, please make sure you include your address
under the firm name so we can mail your paperwork back to you. Email is our main source of
communication so if you will contact us with your address we will include you in all our
mailings. Prepaid advertising costs, taxes outstanding, sale settings and cancellations are all
included in these mailings.
You may include your prepared notice with the praecipe and the Clerkwill send it with the order to us. We only need one copy and we will make all the necessary copies.
As a courtesy to you, we provide a web site for you to verify what has been received in our
office www.vanderburghsheriff.com. Additionally, we provide scanned copies of the notice of
sale once the sale has been set.
Costs:
Publication fees must be prepaid.

Once the sale is set, we provide a copy to the newspaper and they send us a price quote which we
forward via email to the law firms. If the publication fees are not paid by the deadline set by the newspaper,
the sale will not be advertised and will be cancelled. Sheriff's fees and clerk's fees will still be applicable.
Sheriff's fees and Clerk's fees: The sheriff's fees are $10 for the first person served and $3 for
each additional person served, minimum of $10 per sale. The Clerks office charges a $6
preparation fee for every order they send to my office. This cost is not flexible and is due
whether the sale is held or cancelled.
Taxes: Outstanding taxes must be paid prior to the sale. Taxes due are emailed throughout
the month as means of notification.
COSTS AND TAXES MUST BE PAID PRIOR TO THE DAY OF THE SALE OR THE
PROPERTY WILL NOT BE OFFERED FOR SALE ON SALE DAY.
FAILURE TO PAY CANCELLED SALES AS WELL MAY RESULT IN ACTION AGAINST
YOUR FIRM FOR NON-PAYMENT.
Bidding:
We take written bids from 10:00 am to 11:00 am. We do not accept faxed or mailed bids, you
must have someone submit your bids in person between 10 and 11. Any sales that have
multiple bids go to live auction immediately thereafter. We are generally done by 11:30
Deeds & Clerk's Returns:
The Plaintiff's attorney provides a deed regardless of purchaser as a courtesy to our office.
We prepare the Clerk's return for you and provide a copy with the order of sale being returned
to the clerk's office. We will mail your receipt for costs, the deed and clerk's return promptly if
you provide self addressed stamped envelopes. In the event that you do not provide us with
envelopes, it will take longer to receive your items back. We only need one copy of the deed.
We will make the necessary copies for my files.
Receiving proceeds:
We send a copy of the clerk's return with the order of sale to the clerk upon completion of the
sale with the proceeds collected. We also mail you a copy of the clerks return. You may file
for proceeds with the clerk's office approximately two weeks after the sale and the clerk's office
disburses the proceeds. We do not disburse directly to the law firms, everything goes through
the clerks office.
